LOOK PAST THE RATE. UNDERSTAND THE WHOLE PURCHASE.

Love Lake Nona? Explore owning your place in it.

If you are paying to live in Lake Nona today, it is worth exploring what it would take to own here tomorrow. A higher mortgage rate can make the decision feel out of reach, but the rate alone cannot tell you whether a particular home fits your budget. Owning can turn part of your housing payment into principal repayment and give you a stake in the property instead of another lease renewal. Now is a useful time to compare the real numbers—price, financing, community charges and cash to close—so your next step is based on a plan rather than a headline.

Hidden Costs of Buying Your First Home

And How to Prepare for Them

Understand the expenses beyond the purchase price. A MainStreet Realty guide by Sergio Garcia.

Know the community. Read the costs. Choose with confidence.

01 / Lake Nona

The Lake Nona lifestyle is only one part of the decision

Lake Nona is a master-planned community in Orlando, not a separate incorporated city. Its own community resources describe Town Center, Medical City and an extensive trail network. Those features can help you organize a home search around the places you use.

The Lake Nona name does not mean every property includes the same amenities, membership privileges or monthly charges. Confirm the address, community boundaries and actual access rights. Visit the places you expect to use and test your commute; being in the broader area does not guarantee a particular travel time.

Compare home type as well as location: a townhome, condominium and detached home can place different maintenance responsibilities on you. Let your preferred routines guide the search without assuming one neighborhood fits everyone.

Ask for the monthly number behind the amenities

Request the current HOA or condominium documents, budget, regular dues and any disclosed assessments. Ask what the association maintains and what remains your responsibility. If a community development district or another assessment applies, identify the amount and how it is collected.

Include those costs alongside the loan payment, property taxes, insurance and maintenance. Verify whether an assessment is already in a tax estimate so it is not added twice. On a condominium, understand reserves, building expenses and financing eligibility with the appropriate professionals.

03 / Lake Nona

A builder incentive is a comparison—not a reason to stop asking questions

A builder may offer closing-cost assistance, a price adjustment or a financing promotion on a particular home. Availability and conditions change. Ask for the full written offer, any preferred-lender or title requirements, expiration date and restrictions, then compare alternatives.

If the promotion uses a temporary payment reduction, understand the later full payment. Distinguish it from a permanent rate reduction that may involve points or other costs. Make the decision work without depending on a refinance before the promotion ends.

Talk with MainStreet Realty about representation before registering with or visiting a builder. Builder registration and agent-recognition policies vary; do not assume representation can be added later. New construction still deserves independent inspection planning and a clear explanation of warranties and completion timing.

Your offer should protect both your plans and your budget

A lender can help compare loan structures using your actual qualifications. MainStreet Realty can help you evaluate the home, relevant sales and proposed purchase terms. Seller contributions are negotiated and subject to program limits; they are not automatic.

Ask for an ownership tax estimate rather than relying on the seller’s bill. Obtain insurance quotes for the specific address and review flood coverage separately. Also plan for moving costs, deposits and the period between taking possession and settling into a routine.

05 / Lake Nona

Start with learning, even if the move is months away

Your first conversation can be about what needs to change before buying makes sense: savings, debt, payment range or timing. Rent provides a home while you prepare; ownership adds potential equity and responsibility. There is no benefit in forcing a purchase that leaves you financially stretched.

For assistance, verify both the program and the property’s jurisdiction. As reviewed October 29, 2026, Orange County’s current notice says its general down-payment program is temporarily closed to new applications. Confirm current status directly, including any property-specific exception mentioned in older notices. Do not assume a county program covers an Orlando address or that an older advertised award remains available. Ask an approved lender about current options.

Your next steps

  1. Identify the places and community features that matter to you.
  2. Compare a complete ownership budget and any incentive conditions.
  3. Review homes and purchase terms with your lender and real estate professional.

Questions before you buy

Is Lake Nona its own city?

No. Lake Nona is a community within Orlando. Confirm the actual property address and jurisdiction when checking taxes, utilities and assistance programs.

Do all Lake Nona homes have a CDD charge?

Do not assume that they do—or that none do. Review the particular parcel, current tax information, community disclosures and association documents.

Should I choose the builder’s lender?

You can compare the complete offer with alternatives. Consider the permanent loan terms, fees and required conditions, not only the incentive headline.

Can I plan on refinancing after I buy?

Treat refinancing as a possibility, not a promise. Future rates, credit, equity and closing costs affect whether it is available or worthwhile.

Does new construction mean no repair budget?

No. Warranties have limits, ownership includes maintenance, and completion or move-in expenses can arise. Review inspection options and the actual warranty.

Do I have to be ready to buy to request the e-book?

No. The guide is for learning about costs and preparing your next steps. Requesting it does not sign a buyer representation agreement or a loan application.

Can an incentive make the higher-priced home the better deal?

Possibly, but compare the complete price and loan costs over your expected ownership period. A credit, upgrade or temporary payment subsidy is not the same as a reduction in the purchase price.

What protects my deposit if financing or inspections become a problem?

Your signed contract, contingencies, deadlines and required notices control the options. Ask for an explanation before you sign, and get legal advice when needed. Do not assume every inspection concern or loan denial automatically refunds the deposit.
